Age conditions<\/b><\/h2>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">You are 18 years of age or older.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">You must be enrolled in the population or immigration registry.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">You are not included in the general protection statute with provisional custody as a basis.<\/span><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><b>Notice:<\/b><span style=\"font-weight: 400;\">  Are you younger than 18? Income conditions<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">One of the conditions of renting social housing is that you must fall within the income limit below. Depending on your family situation, your income maximum: <\/span><\/p>\n<table>\n<tbody>\n<tr>\n<td><b>Your family situation<\/b><\/td>\n<td><b>Maximum income limit 2025<\/b><\/td>\n<\/tr>\n<tr>\n<td><span style=\"font-weight: 400;\">Single<\/span><\/td>\n<td><span style=\"font-weight: 400;\">30,636 euros<\/span><\/td>\n<\/tr>\n<tr>\n<td><span style=\"font-weight: 400;\">Single person with disability<\/span><\/td>\n<td><span style=\"font-weight: 400;\">33,202 euros<\/span><\/td>\n<\/tr>\n<tr>\n<td><span style=\"font-weight: 400;\">Any other person without children<\/span><\/td>\n<td><span style=\"font-weight: 400;\">45,952 euros<\/span><\/td>\n<\/tr>\n<tr>\n<td><span style=\"font-weight: 400;\">Per <a href=\"https:\/\/www.appartement.be\/begrippenlijst-van-appartement-be\/#:~:text=technisch%20verslag.-,Persoon%20ten%20laste,-Een%20persoon%20ten\">dependent person<\/a> (increase)<\/span><\/td>\n<td><span style=\"font-weight: 400;\">2,569 euros<\/span><\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<p><b>Your income<\/b><span style=\"font-weight: 400;\"> is the sum of:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">joint taxable income.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">the separate taxable income.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\"><a href=\"https:\/\/www.appartement.be\/begrippenlijst-van-appartement-be\/#:~:text=tante%2C%20neef%20%2C%20nicht-,Inkomensvervangende%20tegemoetkoming%20(IVT),-De%20Inkomensvervangende%20Tegemoetkoming\">income replacement allowance (IVT)<\/a>.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">the living wage.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">tax-exempt professional income from abroad or from a European or international scaffolding.<\/span><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><b>Note: <\/b>These special rules apply on the <b><span style=\"font-weight: 400;\">conditions of a social housing rental:<\/span><\/b><\/p>\n<ul>\n<li aria-level=\"1\">Only the income of the prospective tenant and his\/her partner or cohabitant counts. This person must co-occupy the property. <\/li>\n<li aria-level=\"1\">The most recent income for which an assessment notice is available (max. 3 years old) counts.<\/li>\n<li aria-level=\"1\">Incomes with assessments from different years can count, but you have to index the incomes to the current year.<\/li>\n<li aria-level=\"1\">Was your income on your most recent assessment notice too high, but you earn less now? Then they look at your income in at least 3 of last last 6 months. <\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Does your income exceed the income limit? Then they look at your current income. <\/span><\/li>\n<li aria-level=\"1\">Are you in a collective debt arrangement, budget counseling or budget management? Then they look at your current disposable income. <\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">No one has an income? Resource test<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">As of January 1, 2024, the means test is a new enrollment and admission requirement for applicants. The housing company conducts this means test. It checks your assets in all your accounts. This is one of the conditions for renting social housing.   <\/span><\/p>\n<p><b>Exception:<\/b><span style=\"font-weight: 400;\"> <a href=\"https:\/\/www.vlaanderen.be\/sociaal-woonbeleid\/vrijwillige-verkoop-verhuurbare-sociale-huurwoning\/voorwaarden-vrijwillige-verkoop-verhuurbare-sociale-huurwoning#:~:text=De%20zittende%20huurder%20is%3A\" target=\"_blank\" rel=\"noopener\">Incumbent tenants<\/a> do not have to meet this test. Je hebt dit nodig bij de toewijzing van de sociale huurwoning.   <\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Ownership conditions<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">You &#8211; as a prospective tenant and as a married\/cohabiting partner &#8211; do not own all or part of a home or building lot:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">in full ownership, usufruct, <a href=\"https:\/\/www.appartement.be\/begrippenlijst-van-appartement-be\/#:~:text=gehandicapt%20erkend%20is.-,Recht%20van%20erfpacht,-Recht%20van%20erfpacht\">leasehold<\/a> or <a href=\"https:\/\/www.appartement.be\/begrippenlijst-van-appartement-be\/#:~:text=Vlaamse%20huursubsidie%20etc.)-,Recht%20van%20opstal,-Recht%20van%20opstal\">superficies<\/a> at home or abroad.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">given in usufruct, <a href=\"https:\/\/www.appartement.be\/begrippenlijst-van-appartement-be\/#:~:text=gehandicapt%20erkend%20is.-,Recht%20van%20erfpacht,-Recht%20van%20erfpacht\">leasehold<\/a> or <a href=\"https:\/\/www.appartement.be\/begrippenlijst-van-appartement-be\/#:~:text=Vlaamse%20huursubsidie%20etc.)-,Recht%20van%20opstal,-Recht%20van%20opstal\">superficies<\/a> at home or abroad.<\/span><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">Have you? Then you are required to inform your housing company. The housing company will require you to sell, donate away or exchange your home or building lot on short notice. The company chooses this deadline.   <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Don&#8217;t you do this? Then the housing company will terminate your lease.
