Find out in this article!    <\/span><\/i><\/p>\n<h2>What is the EPC Common sharing?<\/h2>\n<p>  EPC stands for Energy Performance Certificate. The EPC is a document that shows how energy efficient your home is. You will find information about the building envelope, space heating, ventilation, lighting, solar energy and hot water heating. <span style=\"font-weight: 400;\">Since January 1, 2024, <strong>all apartment buildings with more than 2 apartments<\/strong> in Flanders must have an EPC label of the common parts and of the residential unit.<\/span><span style=\"font-weight: 400;\">The document for the common parts is called &#8220;<a href=\"https:\/\/www.appartement.be\/epc-gemeenschappelijke-delen-appartement\/\">EPC Common Parts<\/a>&#8221; (EPC GD) and the document for the unit is called &#8220;EPC Residential Unit&#8221;.<\/span>  <\/p>\n<p><span style=\"font-weight: 400;\">This will give potential buyers or tenants an idea of the energy efficiency of the entire building. As a landlord, you are obliged to present this document, even if you do not sell or rent your apartment. <\/span>  Does your home need an energy performance certificate?  <a href=\"https:\/\/apps.energiesparen.be\/epc-wegwijzer\" target=\"_blank\" rel=\"noopener\">Check it out with the EPC roadmap.<\/a><\/p>\n<h2><strong>What are the common parts of an apartment?<\/strong><\/h2>\n<ul>\n<li><span style=\"font-weight: 400;\">The Hall<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The roof<\/span><\/li>\n<li aria-level=\"1\">The doors<\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The outer walls<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The entrance\/stairwell<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"2\"><span style=\"font-weight: 400;\">The shared corridors<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"2\"><span style=\"font-weight: 400;\">The shared seating areas<\/span><\/li>\n<li><span style=\"font-weight: 400;\">The floor at ground level<\/span><\/li>\n<li aria-level=\"2\"><span style=\"font-weight: 400;\">The shared laundry rooms<\/span><\/li>\n<li>The windows (glazing and profile)<\/li>\n<li aria-level=\"2\">&#8230;<\/li>\n<\/ul>\n<p>&nbsp;  Need tips for saving energy as a renter?  <a href=\"https:\/\/www.appartement.be\/6-tips-voor-een-energiezuinige-huurwoning\/\">Read them here!<\/a><\/p>\n<h2><b>What is in the EPC Common Parts?<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">The EPC Common Parts is different from the EPC for sale or rental. The EPC Common Parts includes: <\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The current energetic state, depicted with color bars for each category:<\/span>\n<ul>\n<li aria-level=\"1\">Roofs<\/li>\n<li aria-level=\"1\">Walls<\/li>\n<li aria-level=\"1\">Flooring<\/li>\n<li aria-level=\"1\">Windows (glazing and profile)<\/li>\n<li aria-level=\"1\">Heating<\/li>\n<li aria-level=\"1\">Lighting<\/li>\n<li aria-level=\"1\">Solar<\/li>\n<\/ul>\n<\/li>\n<li aria-level=\"1\"><span style=\"font-weight: 400;\">The overview of recommendations to improve energy performance<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">An overview of concerns and websites with guidance on how to tackle a renovation<\/span><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h2>What are the conditions?<\/h2>\n<p>  These are the terms of the EPC Common Parts (EPC DG):  <\/p>\n<ul>\n<li>You prepare the EPC GD for each apartment building.<\/li>\n<li>A <a href=\"https:\/\/www.vlaanderen.be\/energieprestatiecertificaten-epcs\/erkende-energiedeskundigen-voor-epc\" target=\"_blank\" rel=\"noopener\">licensed energy expert (Type A)<\/a> must prepare the EPC GD.<\/li>\n<li>You can find the building demarcation in the <a href=\"https:\/\/www.vlaanderen.be\/epc-pedia\/gebouwenregister#sb-d082e227-6e35-4832-bcd1-5b7a9d37a4b6\" target=\"_blank\" rel=\"noopener\">Buildings Register of Flanders<\/a>.<\/li>\n<li><span style=\"font-weight: 400;\">An apartment building is a building with at least 2 apartments. Buildings with 1 or more owners must present this document. <\/span><\/li>\n<li>New construction apartments must have an EPC GC no later than 10 years and 1 month after receiving the planning or environmental permit.<\/li>\n<li>Apartment buildings where a major energy renovation (IER) has recently been completed do not fall under the heading of &#8220;new construction apartments.&#8221;<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h2>How much does the EPC GD cost?<\/h2>\n<p>  There is no set cost for the EPC GD. The price depends on:   <\/p>\n<ul>\n<li>the size of the building.<\/li>\n<li>the <a href=\"https:\/\/apps.energiesparen.be\/energiekaart\/vlaanderen\/energiedeskundigen-type-a\" target=\"_blank\" rel=\"noopener\">energy expert (type A)<\/a>.<\/li>\n<li>the complexity of the building.<\/li>\n<li>the travel costs of the energy expert.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h2><b>How long is the EPC Common Parts valid?  <\/b><\/h2>\n<p><span style=\"font-weight: 400;\">The EPC Common Parts is valid for 10 years. However, the certificate must remain current. If you take measures to improve energy performance (e.g..    <\/span>insulate), then you need to have the EPC revised.  <\/p>\n<h2><b>What are the benefits of the EPC GD?<\/b><\/h2>\n<p>  For renters\/buyers:  <\/p>\n<ul>\n<li><span style=\"font-weight: 400;\">It provides an insight into your energy consumption and home comfort.<\/span><\/li>\n<li>It gives you necessary information to compare with other potential rental apartments and houses.<\/li>\n<\/ul>\n<p>&nbsp;  For landlords\/sellers:  <\/p>\n<ul>\n<li>With a positive EPC GD, you rent out your apartments more easily.<\/li>\n<li><span style=\"font-weight: 400;\">It gives an overview of what to tackle first and how best to do it &#8211; as an owner.<\/span><\/li>\n<li>It makes it easier for the co-owners&#8217; association (VME) to decide what renovations are needed.<\/li>\n<li>Can you demonstrate that you improved the EPC? Then you may be eligible for grants and subsidies. <\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h3 class=\"mceTemp\"><\/h3>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-3370\" src=\"https:\/\/www.appartement.be\/wp-content\/uploads\/2024\/03\/2-300x169.png\" alt=\"EPC\" width=\"626\" height=\"353\" srcset=\"https:\/\/www.appartement.be\/wp-content\/uploads\/2024\/03\/2-300x169.png 300w, https:\/\/www.appartement.be\/wp-content\/uploads\/2024\/03\/2-1024x576.png 1024w, https:\/\/www.appartement.be\/wp-content\/uploads\/2024\/03\/2-768x432.png 768w, https:\/\/www.appartement.be\/wp-content\/uploads\/2024\/03\/2-1536x864.png 1536w, https:\/\/www.appartement.be\/wp-content\/uploads\/2024\/03\/2.png 1920w\" sizes=\"auto, (max-width: 626px) 100vw, 626px\" \/><\/p>\n<h2>EPC Common parts application in 6 steps<\/h2>\n<h3>Step 1: Syndicator informs owner or VME<\/h3>\n<p>  The building manager (syndic) notifies the owner or association of co-owners (VME) to provide the EPC GD.  <\/p>\n<h3>Step 2: Collect supporting documents.<\/h3>\n<p>  The trustee and owner or VME collect all evidence of the energy performance of the common parts such as insulation, joinery, glazing. <strong>Note:<\/strong> Without an <a href=\"https:\/\/www.appartement.be\/epc-gemeenschappelijke-delen-appartement\/\">EPC GD<\/a>, EPCs may not be prepared for the individual residential units.   <\/p>\n<h3>Step 3: Make an appointment with an energy expert<\/h3>\n<p>  The owner or trustee makes an appointment with an <a href=\"https:\/\/apps.energiesparen.be\/energiekaart\/vlaanderen\/energiedeskundigen-type-a\" target=\"_blank\" rel=\"noopener\">energy expert (Type A)<\/a>.  <\/p>\n<h3>Step 4: Energy expert site visit<\/h3>\n<p>  During the site visit:  <\/p>\n<ul>\n<li>the owner or trustee shall ensure that the boiler room, roof and other common parts of the building are accessible to the energy expert.<\/li>\n<li>the owner or trustee ensures that the energy expert receives the supporting documents.<\/li>\n<li>the energy expert examines the common areas and installations.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h3>Step 5: Receive the EPC Common Parts<\/h3>\n<p>  The energy expert sends the EPC GD to the owner or VME.  <\/p>\n<h3>Step 6: Share the EPC GD<\/h3>\n<p>  The recipient shares the EPC GD with:  <\/p>\n<ul>\n<li>the owner or VME and syndicator, and together go over the recommendations.<\/li>\n<li>the residents.<\/li>\n<li>the prospective buyers and\/or prospective tenants.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><strong>Note:<\/strong> When selling, you transfer the <a href=\"https:\/\/www.appartement.be\/epc-gemeenschappelijke-delen-appartement\/\">EPC GD<\/a> together with the EPC Residential Unit to the new owner(s). <figure id=\"attachment_3372\" aria-describedby=\"caption-attachment-3372\" style=\"width: 743px\" class=\"wp-caption alignnone\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-3372\" src=\"https:\/\/www.appartement.be\/wp-content\/uploads\/2024\/03\/EPC_energielabel_uwvbit-300x86.gif\" alt=\"\" width=\"743\" height=\"213\" srcset=\"https:\/\/www.appartement.be\/wp-content\/uploads\/2024\/03\/EPC_energielabel_uwvbit-300x86.gif 300w, https:\/\/www.appartement.be\/wp-content\/uploads\/2024\/03\/EPC_energielabel_uwvbit-1024x294.gif 1024w, https:\/\/www.appartement.be\/wp-content\/uploads\/2024\/03\/EPC_energielabel_uwvbit-768x221.gif 768w\" sizes=\"auto, (max-width: 743px) 100vw, 743px\" \/><figcaption id=\"caption-attachment-3372\" class=\"wp-caption-text\">\u00a9 Flanders.be<\/figcaption><\/figure><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">The EPC Common Share of Apartment Buildings is your guide to a more energy-efficient future!
