Find out in this article!   <\/span><\/i><\/p>\n<h2>What is the EPC Non-residential unit (EPC NR)?<\/h2>\n<p>EPC stands for Energy Performance Certificate. The EPC is a document that shows how energy efficient your home is. You will find information about the building envelope, space heating, ventilation, lighting, solar energy and hot water heating.  <\/p>\n<p><span style=\"font-weight: 400;\">From January 1, 2025, <strong>all non-residential building units with a usable floor area greater than or equal to 1,000 m\u00b2 <\/strong>in Flanders must have an EPC label. Regardless of sale or rental. <\/span><\/p>\n<p>This document is called<strong>&#8220;EPC Nonresidential Unit (EPC NR)<\/strong>.&#8221;<\/p>\n<p><span style=\"font-weight: 400;\">This will give potential buyers or tenants an idea of the building&#8217;s energy efficiency. As a landlord, you are therefore required to present this document when selling and renting. <\/span><\/p>\n<h2><strong>What is a nonresidential unit?<\/strong><\/h2>\n<p>Non-residential units:<\/p>\n<ul>\n<li>are all building units whose principal use is &#8220;non-residential.&#8221;<\/li>\n<li>are all building units except residential, industrial and agricultural buildings.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>Examples:<\/p>\n<ul>\n<li>hotels.<\/li>\n<li>stores.<\/li>\n<li>schools.<\/li>\n<li>offices.<\/li>\n<li>restaurants.<\/li>\n<li>gyms.<\/li>\n<li>hospitals.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>Exceptions:<\/p>\n<ul>\n<li>Temporary structures in use for less than 2 years.<\/li>\n<li>Building units with a usable floor area less than 1,000 m\u00b2.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h2><b>What is in the EPC Non-residential unit (EPC NR)?<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">The EPC Non-residential unit is prepared per house, apartment, studio or collective residential building. The EPC includes: <\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\">The energy score: measured amount of renewable energy consumption and waste heat use relative to total energy consumption.<\/li>\n<li aria-level=\"1\">The energy label: label X to label A.<\/li>\n<li aria-level=\"1\"><span style=\"font-weight: 400;\">The overview of recommendations to improve energy performance<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">An overview of concerns and websites with guidance on how to tackle a renovation<\/span><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h2>What are the conditions?<\/h2>\n<p>Building owner conditions:<\/p>\n<ul>\n<li>You provide the <a href=\"https:\/\/www.vlaanderen.be\/energieprestatiecertificaat-voor-een-niet-residentiele-eenheid-epc-nr#kosten:~:text=aanstiplijst%20EPC%2DNR,in%20nieuw%20venster)\" target=\"_blank\" rel=\"noopener\">necessary documents<\/a> to the energy expert.<\/li>\n<li>You have to mention the EPC NR compulsorily in advertisements:\n<ul>\n<li>When selling, you are required to transfer the EPC NR<\/li>\n<li>When renting out, you must give a copy to the new tenant(s).<\/li>\n<\/ul>\n<\/li>\n<li>A <a href=\"https:\/\/apps.energiesparen.be\/energiekaart\/vlaanderen\/energiedeskundigen-type-d\" target=\"_blank\" rel=\"noopener\">licensed energy expert (Type D)<\/a> must prepare the EPC.<\/li>\n<li>A <a href=\"https:\/\/apps.energiesparen.be\/energiekaart\/vlaanderen\/energiedeskundigen-type-d\" target=\"_blank\" rel=\"noopener\">licensed energy expert (Type D)<\/a> or internal employee (e.g., building manager) must <a href=\"https:\/\/www.vlaanderen.be\/energieprestatiecertificaat-voor-een-niet-residentiele-eenheid-epc-nr\/taken-en-verantwoordelijkheden-bij-het-epc-niet-residentieel\/opname-van-jaarlijkse-meterstanden-in-kader-van-epc-niet-residentieel\" target=\"_blank\" rel=\"noopener\">record meter readings<\/a> at least annually where:\n<ul>\n<li>Meters must meet <a href=\"https:\/\/www.vlaanderen.be\/epc-pedia\/info-type-d\/meters-en-meetgegevens-voor-het-epc-nr\/epc-nr-kwaliteitsvoorwaarden-voor-energiemeters\" target=\"_blank\" rel=\"noopener\">quality conditions<\/a>.<\/li>\n<li>The internal employee must be <a href=\"https:\/\/www.vlaanderen.be\/epc-pedia\/info-type-d\/werken-als-energiedeskundige-type-d\/energiedeskundige-type-d-worden\" target=\"_blank\" rel=\"noopener\">approved as a Type D energy expert<\/a>.<\/li>\n<\/ul>\n<\/li>\n<li>The owner, holder of leasehold or superficies right applies for the certificate himself or has it done by an assignee, agent or proxy.<\/li>\n<li>The EPC NR must be prepared only if you sell, transfer or lease an entire building unit. You do not have to have one prepared for parts. <\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>Energy expert terms:<\/p>\n<ul>\n<li>You use supporting documents.<\/li>\n<li>You record meter readings.<\/li>\n<li>You must sign the EPC NR.<\/li>\n<li>You prepare the EPC NR for each building unit.<\/li>\n<li>You use the government software program in formatting.<\/li>\n<li>You keep the file of supporting documents and information for 5 years.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>Conditions for users:<\/p>\n<ul>\n<li>You must provide all necessary energy data to the owner.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h2>How much does the EPC NR cost?<\/h2>\n<p>There is no set cost for the EPC NR. The price depends on: <\/p>\n<ul>\n<li>unit size.<\/li>\n<li>the <a href=\"https:\/\/apps.energiesparen.be\/energiekaart\/vlaanderen\/energiedeskundigen-type-d\" target=\"_blank\" rel=\"noopener\">energy expert (type D)<\/a>.<\/li>\n<li>unit complexity.<\/li>\n<li>the travel costs of the energy expert.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h2><b>How long is the EPC NR valid?  <\/b><\/h2>\n<p><span style=\"font-weight: 400;\">The EPC Nonresidential Unit (EPC NR) is valid for 5 years. However, the certificate must remain current. If you take measures to improve energy performance (e.g..    <\/span>insulate), then you should have the EPC revised.<\/p>\n<h2><b>What are the benefits of the EPC Non-Residential Unit (EPC NR)?<\/b><\/h2>\n<p>For renters\/buyers:<\/p>\n<ul>\n<li><span style=\"font-weight: 400;\">It offers an insight into your energy consumption and stay comfort.<\/span><\/li>\n<li>It gives you necessary information to compare with other potential units.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p>For landlords\/sellers:<\/p>\n<ul>\n<li>With a positive EPC, you rent and sell your unit more easily.<\/li>\n<li><span style=\"font-weight: 400;\">It gives an overview of what to tackle first and how best to do it &#8211; as an owner.<\/span><\/li>\n<li>It makes it easier to decide what renovations are needed.<\/li>\n<li>Can you demonstrate that you improved the EPC?
