EPC GD, EPC NR, EPC Construction, EPC residential unit, …. What energy performance certificate do you need? When is it required?

The energy performance certificate (EPC).

An energy performance certificate is a document that:

  • demonstrates how energy efficient a building (unit) is.
  • the building (unit) a score of energy efficiency on a scale of A to G, with A being the most energy efficient and G being the least.
  • includes recommendations to improve energy performance.
  • is mandatory in some cases (see below).
  • helps people to make conscious choices regarding the energy efficiency of their building (unit).

 

Energy performance certificates (EPCs) for residential units.

EPC Residential unit

  • For: Houses, apartments, studios, etc.
  • Required:
    • For apartments, studios, duplex, triplex: always required.
    • For houses: when preparing a notarized deed (sale, rental, inheritance, donation, etc.).
  • Needed for: Rent indexation, renovation obligation, Fluvius EPC label premium, interest subsidy, etc.
  • Article: EPC Residential Unit

 

EPC Common Parts (EPC GD).

  • For: Houses, apartments, studios with common facilities and spaces (not new construction) etc.
  • Required: Always required, except for new construction.
  • Needed for: Rent indexation, renovation obligation, Fluvius EPC label premium, interest subsidy, etc.
  • Article: EPC Common Parts (EPC GD).

 

EPC Construction

  • For: Houses, apartments, studios, etc.
  • Required:
    • In new construction and renovation projects where an E-level is required.
    • In sales and rentals.
  • Needed for: Proof that you comply with Flemish law (and if not, you will be fined).
  • Article: EPC Construction

Energy performance certificates (EPCs) for nonresidential units.

EPC Non-residential unit (EPC NR).

 

EPC Small non-residential unit (EPC kNR).

  • For: Offices, stores, catering establishments, practice rooms etc. up to and including 500 m², which are not part of a large non-residential building (e.g. office building).
  • Required:
    • When notarizing a deed (sale, lease, inheritance, gift, etc.) for the entire building.
  • Needed for: Rent indexing, renovation obligation, enterprise subsidies, etc.
  • Article: EPC Small non-residential unit (EPC kNR).

 

EPC Construction

  • For: Offices, stores, cafes, restaurants, hotels, etc.
  • Required:
    • In new construction and renovation projects where an E-level is required.
    • In sales and rentals.
  • Needed for: Proof that you comply with Flemish Legislation (and if not, you will be fined).
  • Article: EPC Construction

 

EPC Public

  • For: Offices, stores, cafes, restaurants, hotels, etc.
  • Required:
    • The EPC Public is not required.
    • The EPC Public is no longer valid.
